homwarden for iPhone

A home maintenance tracker that keeps the history too.

Reminders alone are half the job. homwarden tracks what is due, prompts you before the date, and keeps a dated record of everything that gets done to your house.

How the tracking works.

The pattern is simple on purpose. The app carries the schedule, so you only have to do the work and mark it done.

A schedule built from your home

Answer a few questions about your house and homwarden builds the maintenance plan: filter changes, HVAC service, water heater care, gutter cleaning, detector tests, and the seasonal work your climate calls for. You do not start from a blank calendar.

Reminders before things are overdue

Tasks surface on your home screen and in the app before they are due. A widget shows today's home tasks at a glance, so checking the house takes seconds instead of a planning session.

A dated history of the work

Every completed task is logged with its date and its cost. Receipts and invoices attach to the entry they belong to. Over a few years that log becomes the maintenance record of the house, useful for warranty claims and for a buyer later on.

Repairs tracked the same way

When something breaks, the repair goes into the same record: what failed, who fixed it, what it cost, and which receipt proves it. The next owner of the problem, or the next technician, can see what was already tried.

Why the history matters.

A tracked house is easier to own. You can answer when the AC was last serviced without guessing. You can show a warranty company the service record they ask for. And when you sell, the maintenance log is the document that turns "we took good care of it" into something a buyer can read. homwarden keeps that log as a byproduct of the reminders you were already getting.

Questions.

What does a home maintenance tracking app do?

It keeps the recurring work of a house on a schedule and reminds you when each task is due. A good one also stores the history: when the task was done, what it cost, and any receipt or invoice that came with it.

Which maintenance tasks does homwarden track?

The schedule covers the recurring jobs most houses share: furnace and AC filter changes, HVAC tune-ups, water heater flushing, dryer vent cleaning, gutter cleaning, smoke and carbon monoxide detector tests, caulking checks, and seasonal preparation for freezes and storms. The exact plan is built from your home's systems and your climate.

How is this different from putting reminders in my calendar?

A calendar reminder knows a date. It does not know your house. homwarden ties each task to the system it belongs to, keeps the history of past work with its receipts, and adjusts the plan when your home changes, for example when a new water heater goes in and the old schedule no longer applies.

Can I export my maintenance history?

Yes. homwarden builds a home report PDF from your records: systems, upkeep, repairs, projects, and warranties, with receipts attached at the end. Homeowners hand it to buyers, agents, and insurance adjusters.

Does the maintenance tracker cost anything?

No. The tracker, the reminders, the history, and the home report are all part of the free app. There is no subscription.

Warranty dates live in the same record. See the home warranty tracker, or the main home management app page.
