Musty smell in the house: how to find the water behind it

That smell is not a smell problem. It is microbial growth releasing compounds into the air, and growth requires moisture. Air fresheners, ozone machines, and dehumidifiers running in a corner all treat the symptom. The work that actually resolves it is finding the water — and it is usually findable.

  1. The basement or crawlspace

    This is where it usually is. Look for damp foundation walls, efflorescence — the white crystalline crust that means water has been moving through masonry — staining at the floor-wall joint, cardboard boxes softened at the bottom, and insulation that has come loose and fallen. If water arrives during heavy rain, start with gutters, downspouts, and grading rather than assuming the foundation is at fault.

  2. Under every sink

    Empty the cabinets completely and look at the back corners and the floor of the cabinet with a flashlight. Slow supply-line weeps and drain leaks soak the cabinet base for months before they announce themselves. Softened or discoloured particleboard is the giveaway.   3. The HVAC system

    An air conditioner removes a great deal of water from indoor air, and the evaporator coil and drain pan are permanently wet during cooling season.
