Water heater leaking: what to do in the first ten minutes

Water on the floor near the water heater is one of those problems where the first ten minutes matter more than the next ten days. The goal right now is not to diagnose it perfectly. It is to stop the water, make the area safe, and figure out whether you are looking at a twenty-dollar part or a new appliance.

Safety first. If water has reached electrical outlets, the burner compartment, or the unit’s wiring, do not stand in it and do not reach past it to hit a switch. Cut power at the breaker panel instead, and if you smell gas at any point, leave the building and call your gas utility from outside.

Stop the water first

  1. Close the cold water supply valve

    On top of the heater you will find two pipes. The cold inlet has a shutoff — usually a lever-style ball valve or a round gate valve. Turn a lever a quarter turn so it sits across the pipe, or turn a round handle clockwise until it stops. If that valve is seized or missing, close the main water shutoff for the house instead.

  2. Cut the energy source

    For an electric heater, switch off its dedicated double-pole breaker at the panel. For a gas heater, turn the dial on the gas control valve to “off.” This matters beyond the leak: a heating element or burner firing into a tank that is draining can damage the unit quickly.

  3. Get the water off the floor

    Towels, a wet vacuum, whatever you have. Then move anything porous — cardboard boxes, stored fabric, drywall-adjacent items — out of the wet zone.   4. Photograph everything before you clean up

Now find where it is coming from

Dry everything thoroughly, lay a sheet of paper towel or cardboard under the suspect areas, and wait. Water travels along pipes and down the tank shell, so the puddle is often nowhere near the source. What you learn in this step decides whether you are calling a plumber for a repair or shopping for a replacement.

The fittings on top

The cold inlet and hot outlet connections are threaded joints, and threaded joints loosen. A drip here runs down the outside of the tank and pools at the base, which looks alarming and usually is not. This is among the least expensive outcomes.

The drain valve at the bottom

A small spigot near the floor, used for flushing sediment. These are frequently plastic, and they weep after being opened or with age. A drain valve can typically be replaced without replacing the heater.

The temperature and pressure relief valve

A brass valve on the top or upper side, with a pipe running down toward the floor. If water is running out of that pipe, the valve is releasing pressure on purpose. That is a genuine warning — it can mean the thermostat is running too hot, that household water pressure is too high, or that the valve itself has failed. Do not cap that pipe. Have it looked at.

The bottom of the tank itself

If the water is seeping from the tank body — not a fitting, not a valve, but the shell — the glass lining has failed and the steel underneath has corroded through. There is no repair for this. The tank will get worse, not better, and tanks that have started to go can fail all at once. This is the outcome that makes the age of your unit worth knowing before it happens.

How old is it, really?

The data plate on the side lists the model and serial number. Most manufacturers encode the build date in the serial, and many print the date directly. Conventional tank heaters are generally expected to run somewhere in the range of eight to twelve years, with water chemistry, sediment, and whether the anode rod was ever serviced pushing that either direction.

A seven-year-old heater with a dripping fitting is worth repairing. A thirteen-year-old heater weeping from the base is telling you what to do next. The frustrating part is that most people do not know which of those they own until there is water on the floor — the install date is on a receipt in a drawer, or with the previous owner, or nowhere at all.
